Poplar Creek Tiny Home Village is a long-term community designed for people who want to live simply, sustainably, and connected. Tucked away on 10 wooded acres at the end of a quiet street in Rutherford County, our village offers 30 home sites surrounded by nature and neighbors who value community.

Leases & Living at Poplar Creek

Lease Terms

  • Standard 12-month leases (year-to-year).

  • Occasional sublet permits may be available with approval.

Lot Rent

  • $675–$750/month, depending on lot location and size.

  • Includes: internet, trash & recycling, grounds maintenance, and access to community amenities.

  • Not included: water and electricity (both are separately metered, and each resident sets up their own account with the utility provider).

Bring Your Own Home

  • Poplar Creek is a BYO tiny home community.

  • We welcome THOWs (Tiny Homes on Wheels), and Park Models that meet certification standards.

  • Requirements:

    • Homes must be RVIA or NOAH certified.

    • Homes must meet insurance requirements.
