Do you offer short-term rentals or weekend stays?

No, the vision of Poplar Creek is a village for long-term residents. For that reason, we do not offer short term rentals.

Do you accept "schoolies," van conversions, container homes or motorized RVs?

No. All homes must be park model tiny homes or tiny homes on wheels, meeting the ANSI, RVIA or NOAH standards. All homes must remain on wheels. No other alternative living quarters are housing will be accepted.

What attractions are near the community?

Poplar Creek is conveniently located close to community amenities such as grocery stores, big-box stores, local and chain restaurants and gas stations - all located within a 10 minute drive. In addition, Poplar Creek is surrounded by incredible outdoor destinations and local cultural landmarks, including:

  • Thermal Belt Rail Trail – A 13.58-mile paved trail connecting Rutherfordton, Spindale, and Forest City.

  • Lake Lure & Chimney Rock State Park – Just 20 miles away, this scenic area offers hiking, a public beach, and breathtaking mountain views.

Do you allow pets?

Yes, pets are welcome! All pets must have up-to-date vaccinations, including rabies. Restrictions include:

✔ A maximum of two pets per home

✔ A 70 lb. weight limit

✔ Certain breeds may not be permitted due to insurance regulations

Dogs must be leashed in common areas, and owners are responsible for cleaning up after their pets. Owners are subject to fines for failure to clean up after pets.

How much is the monthly lot rent?

The current lot rents range from $675-$725 per month.

What is included in the lot rental?
  • Two parking spaces

  • Access to community amenities

  • Trash and recycling services

  • Ground maintenance

  • High-speed internet

    Each lot is equipped with:

  • 50 AMP electrical service (100amp service available upon request at small fee)

  • Septic connections

  • Municipal water (separately metered)

Utility fees (water and electricity) are not included in lot rent. Residents must establish an account with the utility provider.

Do you build homes for the community?

No. We are a bring your own tiny home community. We have relationships with several builders and will happily help make introductions to help you secure your home.

How do I secure a lot?

Securing a lot at Poplar Creek requires:

  • Application & Background Check – Includes a credit check to ensure financial qualification and proof of income.

  • First-Come, First-Served Lot Selection – Once approved, residents can choose from available lots.

  • Deposit Payment – A security deposit, and first month’s rent, and annual amenities fee are required to finalize your lot rental.

Can I have a shed or extra storage?

While sheds are not permitted on individual lots, small outside storage are subject to approval. Coming soon: onsite storage is available for an additional fee.

Are there lots available right now?

Yes! We lots in Phase 2 are available now. Contact us to learn how to apply or to schedule a tour.
